Construction Begins On Historic Downtown Orpheum Lofts

Phoenix, Ariz. (3/13/03)- Orpheum Lofts, downtown Phoenix’s first significant historic residential renovation in the former Phoenix Title and Trust Building, moves closer to reality with the start of interior pre-construction demolition.
Located at the northwest corner of Adams Street and First Avenue, the 11-story building will offer 90 spacious loft homes encompassing 90,000 square feet of the building’s total 137,734 square feet, as well as a fitness club for residents. Upscale and convenience-oriented retail shops will occupy the streetside perimeter on the first level. The 1931 building is one of the very few remaining Art Deco high rises in Phoenix.
Construction has been scheduled between 6 p.m. and 6 a.m. to meet the developer’s conscious effort not to disrupt daily operations in downtown Phoenix.
“The renovation process is a mix of historical preservation to reveal the timeless elegance of the building’s magnificent Art Deco structure and new construction to meet future-paced technological requirements,” noted Norman Sheldon, a principal of TASB, LLC, along with Harvey Deutsch and Joel Farkas. The principals have developed numerous residential and mixed use projects in the Phoenix and Denver metropolitan areas.

The first, three-month stage of abatement and demolition on the building’s interior construction has begun. In the second stage, workers will completely gut the building to expose the original red brick interior walls and concrete ceilings. A unique process combining baking soda and air pressure will be used to protect and preserve the interior walls and brick.
After the first stage is completed, work will begin on building the individual residences based on 22 different unit plans. At Orpheum Lofts, future residents can select from floor plans ranging from 712 to 1,800 square feet, or design their own floor plans by combining two or more loft units. The 90 loft homes are available for purchase at prices ranging from $160,000 to $1.5 million.
Construction services are being managed by OTL Consulting Services in conjunction with The Weitz Company. Architect is Josh Comfort of Lawrence Group Architects.
